Rentals in Fayetteville, NC: Rent Benchmarks, BAH and Leases
Fayetteville, NC has a large rental market of apartments and single-family houses serving Fort Bragg families, students and local workers. As a benchmark, HUD set the FY2026 two-bedroom Fair Market Rent for the Fayetteville metro at $1,251, and the 2026 Fort Bragg BAH for an E-5 with dependents is $1,806 a month. Servicemembers can end a lease early with PCS orders under federal law.
Fayetteville has one of the largest rental markets in eastern North Carolina. Fort Bragg households rotate in and out every few years, Fayetteville State University and Methodist University bring students, and many homeowners who PCS away keep their houses as rentals. That means plenty of single-family homes for rent alongside apartment complexes.
This guide covers rent benchmarks you can trust, how BAH fits in, North Carolina lease rules and where to search.
How much is rent in Fayetteville?
Asking rents change weekly and listing sites measure them differently, so start with two official benchmarks.
HUD Fair Market Rents (FY2026, Fayetteville, NC HUD Metro FMR Area)
HUD sets these near the 40th percentile of local rents for standard-quality units, including utilities. They were in effect from October 2025 through September 2026.
| Unit size | FY2026 Fair Market Rent |
|---|---|
| Studio | $1,090 |
| 1 bedroom | $1,113 |
| 2 bedrooms | $1,251 |
| 3 bedrooms | $1,667 |
| 4 bedrooms | $2,068 |
The two-bedroom figure rose from $1,240 in FY2025. HUD's FY2027 rents took effect October 1, 2026, and are posted on HUD User; the Fayetteville Metropolitan Housing Authority sets its own voucher payment standards from them.
2026 Basic Allowance for Housing (Fort Bragg, MHA NC182)
BAH is set from local rent and utility costs. For 2026, an E-5 receives $1,806 a month with dependents and $1,527 without. Look up your exact grade in the DTMO BAH calculator.
In practice, a two- or three-bedroom house in a commuter-friendly area often lands near these benchmarks, while newer homes in Jack Britt, Gray's Creek or west Fayetteville cost more. The Fort Bragg housing and BAH guide shows how to compare off-post rent with on-post housing.
Apartments or a house?
- Apartment complexes cluster along Raeford Road, Skibo Road, Morganton Road and near the All American Freeway. They usually include trash service and maintenance, and many offer short leases.
- Single-family homes are common in every part of the county, often managed by local property management firms. Expect to handle lawn care and sometimes minor repairs.
- Townhomes and duplexes fill the middle in price and are scattered across the city and Hope Mills.
For a sense of each area, see the Fayetteville neighborhoods guide, the Spring Lake and Anderson Creek guide and the Hope Mills and Gray's Creek guide.
Military renters: clauses, timing and help
Ending a lease on PCS orders. The federal Servicemembers Civil Relief Act lets active-duty members terminate a residential lease after receiving PCS orders or deployment orders of 90 days or more. You give written notice with a copy of your orders, and for a monthly lease the termination takes effect 30 days after the next rent due date. Many Fayetteville landlords also write a military clause into the lease; read it closely, since it cannot take away your federal rights.
Use the Housing Services Office. The Fort Bragg HSO in the Soldier Support Center helps with off-post housing searches and can step in on landlord disputes.

North Carolina lease rules every renter should know
- Security deposit limits. Under N.C. General Statute 42-51, a landlord may hold up to two weeks' rent for a week-to-week tenancy, one and a half months' rent for month-to-month, and two months' rent for longer leases. A separate, reasonable pet deposit is allowed.
- Return of deposit. The landlord must return the deposit, or an itemized list of deductions, within 30 days after you move out, with up to 60 days allowed if the final damage amount is not yet known.
- Move-in inspection. Photograph every room and note damage on a move-in checklist. It is your best protection at move-out.
- Renter's insurance. Most landlords require it, and it is inexpensive compared with replacing belongings.
When to look and what to ask
Rental demand in Fayetteville follows the Army calendar. Late spring and summer, when most PCS moves happen, bring the most listings and the most competition. If you can, start your search 45 to 60 days before you need to move, and be ready to apply quickly with proof of income or a copy of your orders and LES.
Before you sign, ask the landlord or property manager:
- Who handles repairs, and how do you submit a request after hours?
- Which utilities are included, and what have recent tenants paid for power in July and August?
- Is lawn care the tenant's job?
- What are the rules and fees for pets?
- Does the lease include a military clause, and what notice does it require?
Get every answer that matters in writing in the lease or an addendum.
Where to search
- National sites such as Zillow, Apartments.com, Realtor.com and Redfin list most apartments and many houses.
- Local property management companies post houses on their own sites first.
- Military families can use HOMES.mil, the Defense Department's rental listing service.
- Fayetteville Metropolitan Housing Authority handles public housing and Housing Choice Vouchers.
Watch for scams. Never wire money or pay with gift cards for a home you have not seen. Confirm the owner through Cumberland County tax records before sending a deposit.
Utilities and setup
Inside city limits, Fayetteville Public Works Commission (PWC) provides electricity, water and sewer, and requires a deposit or credit check for new accounts. Outside the city, providers vary by address. The PWC utilities guide explains setup, and the Fayetteville cost of living guide shows how rent fits a full monthly budget.
If you are thinking about buying instead, the homes for sale guide compares the costs.
